Council has first look at proposed regulations on laneway housing

Nelson City Staff met with council this week to discuss the proposed new regulations on laneway housing.

The current restriction for height is five meters, however that would be increased to 5.8 meters and six meters for an above garage suite.

Alex Thumm with Development Services said while laneway houses can be larger, council felt a development permit should be required for anything over five meters.

Thumm says City Council also liked the idea of reducing parking requirements, but not in all cases.

Properties with a secondary suite would be allowed to build a laneway house under the proposed rules and will only be expected to provide two parking spots for all three dwellings, in certain cases.

The parking requirements would also vary based on neighbourhood zoning.

Stratification and short term rentals would not be allowed under the proposed regulations.

A public hearing will happen before official adoption.
